South Golden Beach House

The Brief

The client was seeking a space where they could fuel their creativity and take in the beautiful creek views.

This design focused on creating a comfortable, low-maintenance dwelling that seamlessly fits into the beautiful surroundings—a place for our client to gracefully age in place—at the same time, prioritising Yelgun Creek views, excluding neighbours where possible.

As a result, one sees an expansive lake from the living-dining and studio, allowing the client to work and live in a space that celebrates the spot’s uniqueness and encourages all the creativity it brings.

The Brief

Clean lines, a calming colour palette and enhancing natural light were integral aspects in the design process to promote a life free from distractions.

John O’Donnell Barwon Heads House Owner

In the Victorian coastal town of Barwon Heads, John O’Donnell says building his modular home was a precise and seamless experience.

“It was great, because it meant what they said it would cost was exactly what it cost, as opposed to building your own house, where there always seems to be vast numbers of things that go wrong,” he says.

John says the simplicity of modular design meant he was not encouraged to “build the Taj Mahal” but had enough design choices to shape his project into much more than a box.

“I’ve had lots of comments, because there is a walking track not very far from there, so a lot of local people see it. The look of it is good, it’s got a character of its own and it’s really easy to look after and to live in.”

“People wishing to build in remote, non-urban locations often face significant hurdles: lack of skilled labour, lengthy delays, materials shortages, distance from commercial suppliers and the impact of extreme climate events. On the ground, combinations of these factors make approaching the project using traditional building firms impractical or, frankly, financially unviable.’ Says Lionel.

“In this environment, the value proposition provided by Arkular is hard to overstate. Modular homes, designed by experienced architects, constructed offsite by established, reputable builders and installed onsite in a matter of days or weeks effectively overcome the hurdles of remote building.

The project benefits from economies of scale at the builder, lack of climate-related delays and limited scope of works required onsite. Costs are known upfront, and timeframes are guaranteed. Close coordination with the builder throughout the design process ensures the project remains on budget and on point.” Says Lionel.

Sandy Point Modular Beach House

The Brief

“Catriona and I are just flabbergasted at the potential you have created from the site. The initial designs are just astonishing”.

Contemporary home that maintains a striking street presence and has been set very sensitively into the landscape. The introduction to the home was designed to be welcoming and create a sense of expectation.

The floor plan over the two levels is clever and generously proportioned, providing multiple living areas and a brilliant division between the private and social spaces.

Shoreham House

The Brief

The client sought a beach home. A comfortable holiday home that would withstand extended visits from family, grandchildren, friends and dogs.

A space where adults could relax and children play safely. They needed clear sight lines from the living areas, and the main bedroom, to the deck and pool.

They also wanted an interesting-looking, energy and space-efficient house, which reflected the beachside environment.

“The kitchen is great for entertaining. It can accommodate several cooks and encourages people to gather around and participate in preparations for meals. We have had multiple generations stay (and also several couples at a time) without the house feeling crowded.

Aspects we particularly like:

– Borrowed views out the back of the house.
– Downdraft hot plates so we have the big-picture window.
– How the inside/outside living works.
– The way the house looks/sits on the block as it is interesting and exciting to see.
– Love the way it captures the air and sun.
– Love the location and shape of the pool and the way the house looks out onto it.
– The height of the ceilings gives a sense of space and lightness”
