340 m2

4 Bed + 5 Bath

A modern coastal courtyard home that maximises light and ventilation.

Insights
from the
architect.

The Design

A modern coastal family beach home that wraps around a central courtyard.

A key feature is the banquet-style seating with north and east-oriented windows filled with natural light designed for family meals. The kitchen opens to an outside deck creating relaxed living, with an ample dining space linking the living areas together.

The living room features double-height voids with operable windows to capture the sea breeze and maximise cooling breezes within the house during the summer.

A separate module has been designed as an office with an upper-level gym, the perfect multi-use space. Intimate courtyards are accessible from numerous rooms providing spots to retreat and relax.

Sustainable Features

This contemporary coastal home uses Passive Design principles including optimised orientation, shading, high grade insulation and double glazing.

A clever floorplan has been crafted for the lifestyle and needs of the clients, enhancing livability and providing flexibility. This considered floorplan is highly functional and can be adapted for different requirements as the years progress.

High quality, sustainably sourced materials have been chosen for a healthy, energy efficient, durable and climate-smart home.
