Turning a House into a Home

South Golden Beach House homeowner, Linelle, is a visual artist who uses mixed media to create contemporary art pieces. She required a small yet functional home to fuel her creativity and that enabled her to gracefully age in place.

The home is split into two modules, one with an open plan living/kitchen/dining space, while the other contains a bedroom, bathroom and an art studio that is currently being used as a second bedroom by Linelle’s grandson.

Clear separation between the living and workspace was essential, with an entry ‘knuckle’ splitting the two modules and creating a joining interface that is also the formal entrance space.

This considered design reflects the true strength of modular flexibility, with a clear demand for architecture to facilitate changing needs stronger now more than ever.

The Traditional Land Owners

South Golden Beach is a coastal town in New South Wales located within the Byron Shire.

Situated between the coast and the hinterland, the area is located on traditional lands of the people of the Bundjalung nation. The Bundjalung (Arakwal) people have occupied these lands for generations and continue to live on, and care for Country today.

Aboriginal places and objects are an important part of the rich heritage of Byron Shire, providing links to culture, environment and knowledge for local Aboriginal communities.

Sustainability and Advantages of Prefab

The home employs Passive Design principles including optimised orientation, considered shading, high quality insulation and double-glazing for thermal efficiency.

The inclusion of solar panels and a 2000L water tank helps to reduce energy consumption and captures rainwater for reuse within the home.

Built off-site and installed in only one day, the choice of prefabricated construction maximised material and labour efficiencies and minimised waste production due to controlled construction environments and streamlining of resources.

Off-site construction also minimised the impact on local flora and fauna, reduced noise and air pollution and provided the ability for future disassembly, reuse, and recycling of components to further assist in minimising the home’s environmental impact.

A Climate Conscious Home Prepared for Floods and Fires

Steel framing, an elevated design and considered material choices assist to manage risks of flooding and bushfires.

Arkular homes are built using durable materials as a standard, but can accommodate all BAL ratings up to Flame Zone with substitutions in materials and structural design changes.

Climate smart modular homes represent a forward-thinking approach to housing in the face of climate change. By integrating sustainability, resilience, and adaptability, our homes not only provide comfortable living spaces but also contribute to a more sustainable future.

The flexibility of modular also allows for future disassembly, reuse, and recycling of components to further assist in minimising the home’s environmental impact and provide adaptability in the case of extreme weather conditions.

Small Footprint, Big on Function

At 115m2 this light footprint 2 Bed + 1 Bath home is modest in size, but big on function.

Vaulted ceilings emphasise the roofs pitch, enhancing the internal volume and making the home feel bright and spacious. The home cranks to follow the natural contours of the landscape, opening out to take in the surrounding creek and coastal bush aspects.

Each room takes advantage of the views and natural light, with the main bedroom waking to the east rising sun and ending the day with the westerly outlook.

Considered glazing and large sliding doors maximise light and ventilation while enhancing indoor/outdoor flow. A compact European style laundry hides away behind bi-fold doors, making effective use of the available space.

From Concept to Completion

Our innovative process from design through to completion was a simple and enjoyable collaboration that allowed our South Golden Beach client to be immersed within the project at each phase.

In the initial discovery stage the client was seeking a space to work and live, where they could fuel their creativity and take in the beautiful creek.

These requirements were incorporated within the design, with two modules for separate living and sleeping zones joined by entry air lock, a cranked floorplan to follow the contours of the land to prioritise views and considered design features to maximise the internal space.

It’s All in the Details

The home celebrates the luxury of less, with an emphasis on light, bright and open spaces to maximise the internal areas.

A natural colour palette was chosen to reflect coastal calmness, with the inclusion of soft timber tones, matte white accents and chrome tapware. Externally, the home is clad in a combination of Charred Ironbark and Blackbutt shiplap timbers for contrast and textural interest.

Linelle’s personality shines in the display of her personal artworks, reflecting her individual style and creating not only a house to live in, but a home she can thrive in for years to come.
