Modern Beach Living Inspired by the Coastal Landscape

This considered modular home was designed with one goal in mind: to harmonise with the unique coastal environment. The double-storey design makes the most of its location, offering sweeping views of the nearby beach and native vegetation.

Opening up over two levels, the home is clever and generously proportioned, providing multiple living areas and division between private and social spaces.

Externally, the home features a mix of natural materials and coastal tones, such as soft greens, whites, and timber finishes, perfectly blending into the surrounding landscape. Large windows and sliding glass doors allow an abundance of natural light to flood the home while providing a seamless connection to the outdoors.

The Traditional Land Owners

The traditional custodians of Sandy Point are the Brataualung people, who are part of the Gunaikurnai Nation.

The Gunaikurnai Nation’s territory spans across the Gippsland region, including both coastal and inland areas, extending to the southern slopes of the Victorian Alps.

Archaeological findings show that for many thousands of years Indigenous peoples thrived in this area fishing the Inlets, hunting on the coastal plains, and gathering seasonally abundant food.

The Brataualung are one of the five tribes of Gippsland, and are often considered part of a wider regional grouping.

Sustainability and Advantages of Prefab

Designed not just for aesthetic appeal but for functionality in a coastal environment, materials were carefully chosen to withstand the sometimes-harsh coastal weather while remaining low-maintenance.

The home’s modular construction allowed for efficient off-site building, reducing waste and minimising disruption to the landscape and neighbours.

The home employs passive solar principles and thermally efficient materials, including comprehensive insulation in walls and ceilings, a north-facing orientation and expansive double glazing; the home reflects serious consideration of sustainability, style and function.

Other sustainable features include Low-VOC paints, hydronic in-floor and panelled heating, ceiling fans, energy-efficient split system air-conditioners, clever storage, solar panels and two 10,000L water tank.

From Concept to Completion

Our innovative process from design through to completion was a simple and enjoyable collaboration that allowed our Sandy Point Beach House clients to be immersed within the project at each phase.

In the initial discovery stage the client was seeking a functional and comfortable beach home that could be used for family holidays and to be rented on Airbnb.

These requirements were incorporated within the design, with a double storey layout to maximise the views of the coastal landscape, considered joinery and high quality appliances and fittings.

Delivery and Installation

It’s All in the Details – A Calming Coastal Palette

The interior palette mirrors the coastal theme, with light, neutral walls, soft greys, and accents of muted green.

The kitchen is a centerpiece of the home, complete with premium modern appliances, bespoke cabinetry, and an island bench that encourages casual meals or entertaining.

Kitchen: Laminex joinery in Classic Oak and Green Slate, SMEG appliances, Reece kitchen mixer and sink, Cedar Sales timber rib cladding, Ceaserstone organic white benchtops
